If we think there will be an issue with an appraisal, we will meet the appraiser and give them comparables, which can serve to inform the appraiser on the value of the home. Appraisals up front will ensure accurate pricing. However sometimes an appraisal might come up short. We had such a case where the purchase of a new home was contingent upon the sale of their present residence. We got creative when others might have given up, and renegotiated on the buy side, working to have the seller pay closing costs. This solved the problem and allowed the sale of the home to proceed smoothly. 

If a seller wants to sell and a buyer wants to buy, we want to do all we can to work through the situation and find solutions, regardless of the obstacles.
